The Importance of Euclid Avenue
Euclid Avenue Retail
Euclid Avenue is one of the most important streets to Cleveland;
it is this city's "Main Street". Not only does Euclid provide a
vital modern day connection between the business centers of
Downtown and University Circle, it has tremendous symbolic meaning
to Clevelanders due to the history and grandeur of the avenue.
Because of its importance, Downtown Cleveland Alliance and its
partners are fully vested in the rebirth of the street and the
corridor that surrounds it.
Over the past 30 years, Euclid Avenue (like many other main
streets across America) has gone through a series of hardships that
have forced it to re-invent itself. Urban sprawl and the changing
retail environment of the surrounding region (mainly due to the
expansion of large regional shopping centers) have not only led to
the demise of the once bustling department stores on the street,
but they changed the type of competitive advantage Downtown holds
when it comes to retail. This new environment has forced property
owners, developers and economic development organizations to think
creatively about how to restore the vitality of the Euclid
Corridor.
Euclid Avenue Retail Plan
-
The research used to create this plan was very similar in
approach to the research used to create E.4th Street.
The new strategy builds on the gaps in the regional retail
environment and focuses on the strengths that Downtown Cleveland
can use to fill in those gaps for the region. To accomplish this,
the strategy involves several districts. To read the full plan, click here. For
a brief summary read below:
Upscale Outlet
Traditionally, outlet shopping centers have been located far
from urban centers. While these locations are still successful in
drawing populations from large areas, their lack of entertainment,
dining and hotel options prevents them from keeping shoppers for
extended stays. Shoppers want a dynamic mix of shopping and
entertainment. Not only does this mix extend the time that shoppers
spend shopping, but it extends the amount that shoppers spend,
which is very attractive to retailers. Downtown Cleveland's
existing mix of entertainment, restaurants, hotels and affordable
retail space makes it a perfect location for creating an off-price
outlet district. From Public Square to E.9th, DCA and
its partners are working to attract high-end outlet retail
investment.
Home Furnishings District
Northeast Ohio has a strength in millwork and home furnishing
manufacturing, and yet the region has an under saturation in home
furnishing retail. Building off that gap, we are working to create
a Home Furnishing District between E.9th and
E.12th. The district will create a concentration of
street-level retail stores along Euclid that will feature home
furnishing products, custom design services for consumers and new
product showrooms where consumers can see new designs and products
before they go to mass market. This retail strategy dove-tails
perfectly into the next district, the District of Design.
